Anyone who lets residential accommodation (such as flats and bedsits, houses, holiday homes, caravans and boats) as a business is required to ensure the equipment they supply as part of their tenancy agreement is safe.
This is particularly important at the beginning of any tenancy contract, and should be maintained on a regularly basis thereafter, with detailed reports to support this testing and inspecting.
The electrical equipment safety regulations 1994, which became mandatory on January 1st 1997, states that all electrical appliances supplied with the accommodation must be safe, both new and secondhand appliances.
